Having trouble locating hard to find property owners? Using a good skip trace service may be the answer to your wholesaling prayers.
Being able to speak with the property owner DIRECTLY is invaluable. You are able to cut right to the chase, as opposed to having to send direct mail to contact this party. Don't get me wrong, direct mail can get the job done, but having direct access by phone is many times better.
Simply calling the property owner explaining that you drove past their property, saw it was vacant and you wanted to know if he/she is interested in selling, is pretty much all you need to say - short & to the point.
Try it and see where it takes you. Cold calling is a necessary part of doing this business, and the quicker you get started, the closer you get to getting that deal. You just gotta keep repeating that to yourself, especially if you're encountering a lot of fear talking to property owners.

Code Violations - Another Way to Find Motivated Sellers
Stumped with how to find motivated sellers? Code violations are one of many ways to find motivated sellers.
Listen in as I discuss the value of this lead source.
Action Steps:
1. Keep your eyes peeled for notices/paperwork
posted on properties.
2. Jot down the address, and all the information
noted on the notice/paperwork.
3. Employ the use of a good skip trace service to
locate the owner.
4. Call the owner. Yes, call the owner and ask them
if they would be interested in selling the property.
If you run into a non-working number, send the owner
a yellow letter.

(Calling for Rent Signs to Find MOTIVATED Sellers) - ***Live Call***
Calling for rent signs to find motivated sellers is one of those "hidden-in plain-sight" strategies to finding deals - (thanks Marcel). With this particular strategy, we are hoping to find a tired landlord who's just fed up with being a landlord.
In this video, you will here me as I call on one of the for rent signs myself and my partner Margaret came across while cruisin' for cash just a few days earlier.
Unfortunately, there is some interference on the call, but bare with me, it does clears up.
Action Steps:
1. Take note of the For Rent signs in your daily travels.
2. Write down the number (SAFELY) on the sign.
3. Call the owner and explain that you saw his/her sign at
123 Main St., and you were wondering if they have OTHER
properties that he/she would be interested in selling. If yes,
ask them to tell you about the property - #of rooms, baths,
etc. Schedule an appointment to see the property, then make an
offer after you've gathered all of your information.
4. If no, ask if they would be interested in BUYING more properties.
If yes, where, what price point, etc. If you have a property that
meets their buying criteria, lay it on 'em!

Vacant houses in Philadelphia are excellent lead sources. The industry term, cruisin' for cash, can be an absolute GOLDMINE for both new and experienced wholesalers.
If you're just starting out, this is a sure-fire way to hit the ground running. Especially in urban areas like Philadelphia, it's almost impossible NOT to get a deal using this method to find motivated sellers.
Watch as Margaret and I cruise for cash on this cold, rainy Sunday afternoon in December. Oh, yeah, and we had a blast while doing it, too.
