(Bandit Sign Marketing) - Using Bandit Signs to Generate *Motivated Seller Leads*
Bandit sign marketing is a guerilla marketing tactic that real estate wholesalers employ to get in front of property owners who NEED to sell their house quickly!
In this video, you'll get a chance to see myself, and my partner Margaret, write out our bandit signs using a variation of 'we buy houses' wording on our signs, as well as putting them out in our target areas here in Philly.
This has been proven to be an effective method for generating motivated seller leads, however, as simple as this marketing strategy may be, many folks don't take the time to invest in buying bandit signs, or much less, take the time to to put them out - DON'T let that be you!
If you don't have the financial resources to invest in bandit signs at this time, don't let that deter you - you can always go to a supermarket, or a Lowes/Home Depot, major dept. store, or wherever you think they may have cardboard boxes and use those to write up your signs.
Action Steps:
1. Order bandit signs, or find some card board boxes at an area store.
2. Write up your signs with We Buy Houses, or some variation of it, including the number to call.
3. Place 25 signs in your target area.
4. Wait for the phone to ring.
5. Take calls and determine whether it's a deal or not.
6. If it's a deal, put it under contract.
7. Market the HELL out of it.

Cold Calling - Locate Hard to (Find Property Owners) Using a Good *Skip Trace Service* (Part 2)
Having trouble locating hard to find property owners? Using a good skip trace service may be the answer to your wholesaling prayers.
Being able to speak with the property owner DIRECTLY is invaluable. You are able to cut right to the chase, as opposed to having to send direct mail to contact this party. Don't get me wrong, direct mail can get the job done, but having direct access by phone is many times better.
Simply calling the property owner explaining that you drove past their property, saw it was vacant and you wanted to know if he/she is interested in selling, is pretty much all you need to say - short & to the point.
Try it and see where it takes you. Cold calling is a necessary part of doing this business, and the quicker you get started, the closer you get to getting that deal. You just gotta keep repeating that to yourself, especially if you're encountering a lot of fear talking to property owners.

Stumped with how to find motivated sellers? Code violations are one of many ways to find motivated sellers.

2. Jot down the address, and all the information
noted on the notice/paperwork.
3. Employ the use of a good skip trace service to

(Calling for Rent Signs to Find MOTIVATED Sellers) - ***Live Call***
Calling for rent signs to find motivated sellers is one of those "hidden-in plain-sight" strategies to finding deals - (thanks Marcel). With this particular strategy, we are hoping to find a tired landlord who's just fed up with being a landlord.
In this video, you will here me as I call on one of the for rent signs myself and my partner Margaret came across while cruisin' for cash just a few days earlier.
Unfortunately, there is some interference on the call, but bare with me, it does clears up.
Action Steps:
1. Take note of the For Rent signs in your daily travels.
2. Write down the number (SAFELY) on the sign.
3. Call the owner and explain that you saw his/her sign at
123 Main St., and you were wondering if they have OTHER
properties that he/she would be interested in selling. If yes,
ask them to tell you about the property - #of rooms, baths,
etc. Schedule an appointment to see the property, then make an
offer after you've gathered all of your information.
4. If no, ask if they would be interested in BUYING more properties.
If yes, where, what price point, etc. If you have a property that
meets their buying criteria, lay it on 'em!

About That (Flop 2 Flip Wholesaling eManual) Making All The Noise
You may or may not have heard all the buzz about Marcel Umphery's Wholesaling eManual, which is a brand new real estate wholesaling course that's been released.
This thing is really taking the real estate wholesaling business world by storm.
I must admit, I was very skeptical of all the claims and hype surrounding not only the eManual, but his Flop 2 Flip Nation Nation Blog as well. Having purchased FAR too many real estate investing courses in the past, I figured this was just another 'flash in the pan' type of course.
Boy was I WRONG!
Here's the 'cliff notes' version of the course:
- How to get started wholesaling houses with no money, no credit and/or experience.
- Benefits from wholesaling.
- FAB 5 deal makers.
- 'We Buy Houses' marketing ammunition.
- Presenting your first offer.
- Once your offer is accepted, what to do next?
- Controlling and closing your deal.
Just those 3 items ALONE can get you very far, not to mention all the other actionable content that you can LITERALLY take and start using today!
Of course, this isn't everything that's covered in the eManual, but this gives you a bird's-eyed view of what to expect.
Listen, I'm not someone who is easily impressed with what's out there, and I sure as heck don't go around giving reviews, especially on garbage. I have only done one other review, and it wasn't in real estate. I'm just like you, I don't want to be hoodwinked or bamboozled either, and I'm sure as heck not going to start now. I've been burned too many times in the past by so-called guru types, and Marcel Umphery definitely isn't one of those types.
Oh, and in case you were wondering, no, this isn't any paid endorsement. I'm not an affiliate of Marcel's - in fact, he doesn't have an affiliate program. So that should tell you something about the content in this manual.
Look, even if you don't purchase the eManual, (which is a measely $47 by the way) and I HIGHLY recommend that you do, do yourself a favor and at least subscribe to the Flop 2Flip nation blog to get yourself started. I'm still blown away by the content that Marcel has made available over there.
To put it frankly, if you're looking to wholesale real estate the right way, Marcel Umphery and Mike Jones of Flop 2 Flip Nation are definitely two guys you want to learn from - these guys are the real deal.
